Selling Real Estate without Paying Taxes

Selling Real Estate without Paying Taxes
Richard T. Williamson | 2003-04-22 00:00:00 | Kaplan Business | 232 | Personal Finance
The decline of the financial markets has led to a white-hot real estate market as investors move their money away from the stock market. As the transaction rate increases, sellers are discovering that there are some tax surprises associated with selling real estate; namely, that federal and state taxes can consume as much as one-third of the profit on the sale of a property. Fortunately, legal methods exist for deferring or eliminating taxes. Attorney and real estate broker Richard Williamson explores the various ways to avoid taxes when selling real estate. In nontechnical, plain English and using actual cases and client situations, he explains the options available to take advantage of tax deferral or tax eliminating methods, including: *Charitable remainder trusts *Family philanthropic foundations *Installment sales *Private annuity trusts *Self-directed IRAs *1031 Tax Deferred Exchanges Williamson discusses the pros and cons of each option and gives examples of how each method works in everyday practice. He also includes sample forms for estimating capital gains taxes and IRS forms.
Reviews
I purchased the book to plan my tax strategy when selling an investment property that incurred significant gain. The sections on CRUTs, Installment Sales, and 1031 Tax Free Exchanges were very helpful and thorough. It is somewhat technical information, but written in a manner that a layman (non-CPA) can understand. My only complaint is that he doesn't address the implications of the Alternative Minimum Tax (AMT) anywhere in the book, and it has become a VERY significant consideration for selling highly appreciated property. The other thing I noticed is that his evaluation of TIC 1031 Exchanges covers some of the risks, but neglects to mention that the vast majority of 1031 TICs include HUGE fees or loads. One I examined had a 20% profit to the sales company when the property was flipped to the 1031 investors. Most have 8% - 12% commissions to the salesman. Otherwise, I thought this was an extremely helpful book and I would recommend it...with the caveat that the reader get additional advice on the AMT.
Reviews
Is a tremendously informative resource and well written so that a novice in real estate can understand and must have. It was so helpful, I purchased 4 more to give as gifts.
Reviews
Understanding the tax implications of your investments is one of the most important things you can do as a current, or aspiring real estate investor. While Mr. Williamson's book will not make you a "tax expert" it will give you the foundational knowledge you will need in order to intelligently converse with your attorney/accountant, and to make wise investing decisions.

Chapters include information on: capital gains, tax basis, exclusions, exchanges, installment sales, and trusts. I have personally given this book to new agents in my company in order to familiarize them with the tax implications of real estate investing.

In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another unique and highly readable book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. Unlike many real estate investing books, it is written to be a genuine "How To" book that "takes you by the hand" and walks you through a step-by-step process for getting started in real estate investing -- investors across the country are giving it rave reviews. The book also includes sample leases, forms, and checklists, so that you can actually go out and implement the investing strategy it teaches as soon as you're done reading. You might want to check out the companion CD too -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses (Combo Audio/Data CD): Author's Audio Commentary Plus Downloadable 32-page Marketing Manual, Checklists, Spreadsheets, and Forms.

A related program that's well worth checking out is:

The WealthLoop Series Beginner's Guide to Personal Wealth Creation (Combo Audio/Data CD): Audio Seminar With Downloadable 40-Page Action Manual and Active Link Library.

I believe that Williamson has written an informative book that's worthy of your time. Buy it if you are serious about making a success of real estate investing.
Reviews
This book answered all my tax and property questions quickly and precisely. It was well written and perfect for someone who is not a CPA or property specialist. Highly recommended.
Reviews
I have read a number of books about real estate tax planning, and this is by far the best. It is clear, to the point, and very readable. The author goes through the basics of how a capital gains basis is calculated, rules about stepping up basis, primary residence exclusion rules, etc. He then discusses various ways of deferring or eliminating capital gain consequences via 1031, installment sales, private annuity trusts, charitable remainder trusts and Roth IRAs. The chapter on private annuity trusts is one of the least known, yet most valuable strategies that exists. Buy this book!

The Plane Truth for Golfers: Breaking Down the One-plane Swing and the Two-Plane Swing and Finding the One That's Right for You

The Plane Truth for Golfers: Breaking Down the One-plane Swing and the Two-Plane Swing and Finding the One That's Right for You
Jim Hardy,John Andrisani | 2005-03-03 00:00:00 | McGraw-Hill | 176 | Golf

"Jim Hardy is the most knowledgeable teacher in golf. This extraordinary book will be the most revolutionary instructional book since Ben Hogan's Five Lessons."
--Peter Jacobsen, Seven-time PGA Tour event winner

Voted one of "America's 50 Greatest Teachers" by Golf Digest and ranked in the "Top 100 Teachers" list of Golf magazine, Jim Hardy is a veritable scholar of swing. He's been fixing the swings of professional and amateur golfers since 1977, and in The Plane Truth for Golfers, he makes his groundbreaking concepts available to you for the first time.

Hardy's revolutionary approach is simple: There are two sets of fundamentals to the swing, not one. There is the one-plane swing, for more athletic players, and the two-plane swing, suitable for players of all abilities. Understanding these concepts is crucial to your improvement, and Hardy breaks them down into easy-to-follow steps, complete with dozens of photographs.

Reviews
I have read many books on the golf swing by many different teachers, and I think this book has some great information not found in the others. While there is not universal agreement on the authors principles, they make a lot of sense to me. Overall, it's one of the best golf books on my shelf.
Reviews
This is without a doubt the best golf instruction book I've ever read. It tells you how to swing the golf club. I know that sound pretty basic but I have taken lessons From a pro that doesn't help you get the feel of a proper swing. I recommend this book regardless of your handy cap.
Reviews
Several times but not consistenly I've played golf with friends that were really involved. I've got thousands of advices. Can write a book if I put them all together. I went to an instructor two times with total failure. On sepetember this year my wife and myself took five golf clases w/ PGA Jim Montanaro, based on this book. He explained so simple yet so effective that I've bought it. It confirm all of what I was expecting from it. It is not a magic book. It is better than that because it make one think on what golf strike is based on your own skills. Briefly and togethr w/ jim help affter five clases I hit better than ever. I strongly reommned it.
Reviews
This book gave me the clarification I needed to resolve some mixed swing thoughts and advice from other golfers. What it also gave me was a sense of validation that my own swing thoughts were correct! I'm in my mid-50's (age, not handicap LOL!) and my swing had gotten a lot flatter. I've read Hogan's Five Lessons and found that to be generally helpful but Jim Hardy explains why some things just get you mixed up- how we setup with conflicting styles and with conflicting results!

After having read less than 40 pages I realized my custom-made irons were built to fit a standard setup a few years ago. I went and had the lie of my irons flattened by 2 degrees. Not only do they feel more comfortable at address but I'm hitting them much more accurately.

I can't wait to see how this story ends!
Reviews
This book is the first book detailing Jim Hardy's one plane swing. It can easily be read in an afternoon, and discusses the fundamental differences between the one plane and two plane swings. This book is rather basic and covers the fundamentals including grip, stance, and posture . . . I would strongly recommend looking into the second book in this series (Master Class) as it goes into more detail and has a whole chapter on drills.

Making Unified Messaging Work
In the beginning there was the telephone. Then there e-mail, and not long after came sophisticated voice messaging systems that replaced the simple answering machines. Then all of this kind of communications becan to converge. The combined communications capability became called Unified Messaging. Cisco's Unity server is the state-of-the-art in unified messaging systems. And this book seems destined to be the Unity Bible.

This book covers unity. Part I, about a quarter of the book is on the concepts and architecture of the of the Unity system. A good bit of the material in this section covers features that are not discussed anywhere else.

Part II, about a third of the book is on Deployment. Unity is a very flexible system. That means that the installer has many options to consider, and the use of these options involves tradeoffs.

Part III is on the ongoing management and administration of a Unity system. What tools, for instance, are available to monitor the performance of the system and how to interpret the results that these tools give you.

Trade and Contemporary Society along the Silk Road: An ethno-history of Ladakh (Routledge Contemporary Asia Series)

Trade and Contemporary Society along the Silk Road: An ethno-history of Ladakh (Routledge Contemporary Asia Series)
Jacqueline Fewkes | 2008-12-09 00:00:00 | Routledge | 216 | India

This book provides an ethno-historical study of the trade system in Ladakh (India), a busy entrepôt for Silk Route trade between Central and South Asia. Previously a part of global networks, Ladakh became an isolated border area as national boundaries were defined and enforced in the mid-20th century. As trade with Central Asia ended, social life in Ladakh was irrevocably altered.

The author's research combines anthropological, historical, and archaeological methods of investigation, using data from primary documents, ethnographic interviews and participation-observation fieldwork. The result is a cultural history of South and Central Asia, detailing the social lives of historical Ladakhi traders and identifying their community as a cosmopolitan social group. The relationship between the historical narratives and the modern ethnographic context illustrates how social issues in modern communities are related to those of the past. It is demonstrated that this relationship depends on both memories, narratives about the past constructed within present social contexts, and legacies, ways in which the past continues to shape present social interactions.

This book will be of particular interest to anthropologists, historians and specialists in South and Central Asian studies, as well as those interested in historical archaeology, science, sociology, political science and economics.

Jesus and the Ossuaries: What Burial Practices Reveal about the Beginning of Christianity

Jesus and the Ossuaries: What Burial Practices Reveal about the Beginning of Christianity
Craig A. Evans | 2003-11-01 00:00:00 | Baylor University Press | 168 | Ancient
The recent discovery and exhibition of an ancient Jewish ossuary (a burial box) that bears the inscription "James the son of Joseph, brother of Jesus" has stunned scholars and the public alike. While the story of the ossuary's authenticity unfolds, what is not shrouded in mystery is that this ossuary is only one of several that shed important archeological light on the historical Jesus and the origins of Christianity. In Jesus and the Ossuaries Craig A. Evans helps all readers, expert and layperson alike, understand the importance this recent find might have for the quest for the historical Jesus and any historical reconstruction of early Christianity.
Reviews
Craig Evans has written another excellent book, Jesus and the Ossuaries. The unfortunate title, probably intended to pick-up on the popular and controversial Jame's Ossuary discovery, does not convey the breadth of the inscriptions covered in this book. Ossuaries, tomb and other stone inscriptions bearing text relevant to New Testament and early Christian traditions are well covered in this book. Pertinent Jewish burial practices are also clearly presented. While this book is an excellent resource, loaded with exceptional footnotes, it is also very readable. It is well written, compelling, yet scholarly. If only more authors would write like this! The inscriptions are organized logically, with brief explanations of their significance, the story of their discovery, their controversies, and ample footnotes for further study. The Jame's Ossuary is fairly covered near the end of the book, without any special prominence over the other material.
The popular media tends to portray archeology in terms of a glamorous quest for ancient gold and riches, but in reality, it is the textual discoveries that archeologists find priceless. Craig Evans book amply demonstrates why this is true.
Reviews
With the attention of the world and media now on the controversial disputes over Jesus and history (with "The Passion of the Christ" film and the "James Ossuary"), Dr. Craig Evans brings to light an extensive survey of the influence of stone inscriptions on Biblical exegesis. He succeeds in educating the curious public on Holy Land artifacts that have shaped our understanding of Judaism, the early Church, and the Roman Empire. Not just highlighting the recent James ossuary, he discusses many other "bone boxes" that have shed light on Jewish burial practices and their theology of death. Such information magnifies and clarifies the way we look at the significance of the grave in the ancient world, the raising of Lazarus, and even the Resurrection of Christ. He offers a fair study of the "James, Son of Joseph, Brother of Jesus" ossuary discovered in 2002.
Dr. Evans' expertise in New Testament shows in his exaustive scholarly research (complete with full references), yet he does not sacrifice the popular audience (with exciting, and some humorous, stories). This smooth-flowing look into the exciting world of archaeology- its ancient crypts and stone sarcophagi- strengthens the understanding for any Bible scholar, Christian, Jew, or history buff. "Jesus and the Ossuaries" is a soon classic and a must-read.

Modern Methods for Theoretical Physical Chemistry of Biopolymers

Modern Methods for Theoretical Physical Chemistry of Biopolymers
Evgeni Starikov,James P. Lewis,Shigenori Tanaka | 2006-09-27 00:00:00 | Elsevier Science | 604 | Internal Medicine
Modern Methods for Theoretical Physical Chemistry of Biopolymers provides an interesting selection of contributions from an international team of researchers in theoretical chemistry. This book is extremely useful for tackling the complicated scientific problems connected with biopolymers' physics and chemistry.

The applications of both the classical molecular-mechanical and molecular-dynamical methods and the quantum chemical methods needed for bridging the gap to structural and dynamical properties dependent on electron dynamics are explained. Also included are ways to deal with complex problems when all three approaches need to be considered at the same time. The book gives a rich spectrum of applications: from theoretical considerations of how ATP is produced and used as 'energy currency' in the living cell, to the effects of subtle solvent influence on properties of biopolymers and how structural changes in DNA during single-molecule manipulation may be interpreted.

· Presents modern successes and trends in theoretical physical chemistry/chemical physics of biopolymers
· Topics covered are of relevant importance to rapidly developing areas in science such as nanotechnology and molecular medicine
· Quality selection of contributions from renowned scientists in the field

Ancient Poetic Etymology: The Pelopids: Fathers and Sons (Palingenesia. Schriftenreihe f r Klassische Altertumswissenschaft)

Ancient Poetic Etymology: The Pelopids: Fathers and Sons (Palingenesia. Schriftenreihe f r Klassische Altertumswissenschaft)
Evanthia Tsitsibakou-Vasalos | 2007-12-31 00:00:00 | Franz Steiner Verlag | 264 | Ancient
The potential of ancient Greek poetic etymologizing and its reception in antiquity are analyzed with new interpretive models. The author studies poetic etymology in a holistic and integrative manner, as a tool of thematic and narrative unification. Select passages from Homer and archaic lyric poetry provide the matrix for etymological patterns; their validity is examined in an intertextual study of the names of Pelops and his kin. This family exhibits a consistent naming system: the signifiers and signifieds of its male members manifest a lexical and semantic affinity; fathers and sons are linked with inherited linguistic and behavioral bonds. Pelops is given a focal position on account of his preeminence at Olympia and his polyvalent and polysemous name, in which the ambiguities and polarities of his mythic and cultic identity are embedded.

Understanding the Process of Economic Change

Understanding the Process of Economic Change
Douglass C. North | 2005-01-01 00:00:00 | Princeton University Press | 208 | Finances and Money
In this landmark work, a Nobel Prize-winning economist develops a new way of understanding the process by which economies change. Douglass North inspired a revolution in economic history a generation ago by demonstrating that economic performance is determined largely by the kind and quality of institutions that support markets. As he showed in two now classic books that inspired the New Institutional Economics (today a subfield of economics), property rights and transaction costs are fundamental determinants. Here, North explains how different societies arrive at the institutional infrastructure that greatly determines their economic trajectories.

North argues that economic change depends largely on "adaptive efficiency," a society's effectiveness in creating institutions that are productive, stable, fair, and broadly accepted--and, importantly, flexible enough to be changed or replaced in response to political and economic feedback. While adhering to his earlier definition of institutions as the formal and informal rules that constrain human economic behavior, he extends his analysis to explore the deeper determinants of how these rules evolve and how economies change. Drawing on recent work by psychologists, he identifies intentionality as the crucial variable and proceeds to demonstrate how intentionality emerges as the product of social learning and how it then shapes the economy's institutional foundations and thus its capacity to adapt to changing circumstances.

Understanding the Process of Economic Change accounts not only for past institutional change but also for the diverse performance of present-day economies. This major work is therefore also an essential guide to improving the performance of developing countries.

The Hauptvermutung Book: A Collection of Papers on the Topology of Manifolds (K-Monographs in Mathematics)

The Hauptvermutung Book: A Collection of Papers on the Topology of Manifolds (K-Monographs in Mathematics)
A.A. Ranicki,A.J. Casson,D.P. Sullivan,M.A. Armstrong,C.P. Rourke,G.E. Cooke | 1996-09-30 00:00:00 | Springer | 204 | Mathematics
The Hauptvermutung is the conjecture that any two triangulations of a polyhedron are combinatorially equivalent. This conjecture was formulated at the turn of the century, and until its resolution was a central problem of topology. Initially, it was verified for low-dimensional polyhedra, and it might have been expected that further development of high-dimensional topology would lead to a verification in all dimensions. However, in 1961 Milnor constructed high-dimensional polyhedra with combinatorially inequivalent triangulations, disproving the Hauptvermutung in general. Then, the development of surgery theory led to the disproof of the high-dimensional manifold Hauptvermutung in the late 1960s. Up to now, the published record of the Hauptvermutung has been incomplete. This volume brings together the original papers of Casson and Sullivan (1967), and the `Princeton Notes on the Hauptvermutung' of Armstrong, Rourke and Cooke (1968/1972). They include several results which have become part of mathematical folklore, but of which proofs had never been published. The material is complemented by an introduction on the Hauptvermutung and an account of recent developments in the area. Also, references have been updated wherever possible. Audience: This book will be valuable to all mathematicians interested in the topology of manifolds, geometry, and differential geometry.

Bacchus and Civic Order: The Culture of Drink in Early Modern Germany (Studies in Early Modern German History)

Bacchus and Civic Order: The Culture of Drink in Early Modern Germany (Studies in Early Modern German History)
B. Ann Tlusty | 2001-07-01 00:00:00 | University of Virginia Press | 288 | Germany

Lining the streets inside the city's gates, clustered in its center, and thinly scattered among its back quarters were Augsburg's taverns and drinking rooms. These institutions ranged from the poorly lit rooms of backstreet wine sellers to the elaborate marble halls frequented by society's most privileged members. Urban drinking rooms provided more than food, drink, and lodging for their guests. They also conferred upon their visitors a sense of social identity commensurate with their status. Like all German cities, Augsburg during the sixteenth and seventeenth centuries had a history shaped by the political events attending the Reformation, the post-Reformation, and the Thirty Years' War; its social and political character was also reflected and supported by its public and private drinking rooms.

In Bacchus and Civic Order: The Culture of Drink in Early Modern Germany, Ann Tlusty examines the social and cultural functions served by drinking and tavern life in Germany between 1500 and 1700, and challenges existing theories about urban identity, sociability, and power. Through her reconstruction of the social history of Augsburg, from beggars to council members, Tlusty also sheds light on such diverse topics as social ritual, gender and household relations, medical practice, and the concerns of civic leaders with public health and poverty. Drunkenness, dueling, and other forms of tavern comportment that may appear "disorderly" to us today turn out to be the inevitable, even desirable result of a society functioning according to its own rules.

Hard-Science Linguistics (Open Linguistics)

Hard-Science Linguistics (Open Linguistics)
Victor Yngve,Zdzislaw Wasik | 2004-04-22 00:00:00 | Continuum | 416 | Foreign Languages
The impossibility of testing the depth hypothesis of 1960 of a connection between the complexities of grammar and a limited human temporary memory led to questioning the ancient grammatical foundations of linguistics and to developing standard hard-science foundations. This volume is the first detailed report on how to reconstitute linguistics on the new hard-science foundation laid by Victor H. Yngve in 1996. Hard-science (human) linguistics is the scientific study of how people communicate. It studies people and also communicative energy flow and other relevant parts of the physical environment. It studies the real world, not the world of language, and it develops theories testable against real-world evidence as is standard in the hard sciences. Hard-science linguistics takes its rightful place connecting the humanities and social sciences to biology, chemistry and physics. Thus linguistics becomes a natural science and contributes to the unity of science. This unity is clearly evident in the research reported here by these fifteen pioneering authors from diverse areas as they work to reconstitute linguistics as a true hard science.

This handy pocket reference is a concise book to be used for spotting symptoms, issuing proper tests, making referrals when necessary and suggesting treatment options. It distils the most up-to-date information on virtually every disease encountered by rheumatologists and others who treat patients with rheumatologic diseases. Especially designed for the busy clinician this book allows  the reader to have a complete and handy resource during clinical practice. The reader can quickly and effortlessly review topics, making their working day easier.
Reviews
The kindle version of the pocket primer of rheumatology combines the worst aspects of the kindle while losing the best aspects of the paper page. Electronic media need not be restricted in content and if complicated topics require a lot of text, it really doesn't matter. The pocket primer makes use of clear diagrams and avoids lengthy text in order to be more portable. By making the pocket primer suitable for the kindle the diagrams are no longer easily readable, and the absence of complete problem descriptions in order to minimize the size, is a distinct disadvantage. A kindle is probably more portable than the book which makes this book an especially poor kindle product. The primer should have been made kindle accessible and the pocket primer reserved for those who like paper books.

Women in the Medieval English Countryside: Gender and Household in Brigstock before the Plague

Women in the Medieval English Countryside: Gender and Household in Brigstock before the Plague
Judith M. Bennett | 1987-03-12 00:00:00 | Oxford University Press, USA | 338 | Economics
Unlike most histories of European women, which have typically focused on the 19th and 20th century elite, this study reconstructs the public lives of peasant women and men during the six decades before the Black Death of 1348-49. Drawing on the extensive records of the forest manor of Brigstock, Judith Bennett challenges the myth of a "golden age" of equality for medieval men and women. Instead, she ably shows that women faced profound political, legal, economic, and social disadvantages in their dealings with men. These disadvantages stemmed more from women's household status as dependents of their husbands than from any notion of female inferiority; consequently, adolescents and widows participated much more actively than wives in the public life of Brigstock. Women in the Medieval English Countryside demonstrates not only how enduring the subordination of women has been throughout English history, but also how firmly that subordination has been rooted in the conjugal household.

The Ones Who Hit the Hardest: The Steelers, the Cowboys, the '70s, and the Fight for America's Soul

The Ones Who Hit the Hardest: The Steelers, the Cowboys, the '70s, and the Fight for America's Soul
Chad Millman | 2010-01-01 00:00:00 | Gotham | 336 | Sport
I'm a Steelers freak, and I thought I knew a lot about Bradshaw, Franco, Swan, Jack L and the rest of the crew. But I didn't--not until I read TOWHTH. The background on the coaching and ownership side was fascinating. I also loved the Pittsburgh history, especially the stuff about the growth and collapse of the steel industry, and the corresponding demise of the union. It really gave me a sense of the desperation with which these guys played ball--not just to feed their families but also to honor the underdog who was getting his head kicked in during the 70's: the working man. When you're a kid, you see these gladiators on tv, and you think they're all millionaires, but many had second jobs. And as somebody who loved to hate Dallas, I found that side of the story remarkable as well. My worst fears were confirmed--The Cowboys were a money machine--but I found a new appreciation for them, especially in Tom Landry. I'd thought he was a cold-blooded pragmatist, but he was much more nuanced than I'd imagined. And again, not every Cowboy was a millionaire, I learned. Many came from Steelers-type backgrounds. I think my favorite parts were when Shawn Coyne's family history ties into the major events going on at the time. It gave the book a "you are there" feel. Seriously great read--and a fast one too.

Home Possessions

Home Possessions
Daniel Miller | 1900-01-01 00:00:00 | Berg Publishers | 256 | Decorating
Although so much of the life we care about takes place at home, this private space often remains behind closed doors and is notoriously difficult for researchers to infiltrate. We may think it is just up to us to decorate, transform and construct out homes, but in this book we discover a new form of "estate agency," the active participation of the home and its material culture in the construction of our lives. What do the possessions people choose to take with them when moving say about who they are, and should we emphasize the mobility of a move or the stability of what movers take with them? How is the home an active partner in developing relationships? Why are our homes sometimes haunted by ghosts?

This intriguing book is a rare behind-the-scenes exposé of the domestic sphere across a range of cultures. Examples come from working class housewives in Norway, a tribal society in Taiwan, a museum in London, tenants in Canada and students from Greece, to produce a genuinely comparative perspective based in every case on sustained fieldwork. Japan, long thought to be a nation that idealizes uncluttered simplicity, is shown behind closed doors to harbor illicit pockets of disorganization, while the warmth inside Romanian apartments is used to expel the presence of the state.

Representing a vital development in the study of material culture, this book clearly shows that we may think we possess our homes, but our homes more likely possess us.

The Belly of the Bow

The Belly of the Bow
K. J. Parker | 2003-05-01 00:00:00 | | 0 | Fiction
This was not a great book, and I'd rather give it about 3 1/2 stars, but I gave it the benefit of the doubt and rounded up. The thing about this book is that it's not like most fantasy novels, where the fate of the world is at stake against unspeakable evil. The best way I can think of describing this book is that it's not too serious. It reads more like the author is just having fun and taking some shots at different types of people, similar to a book like Catch 22 by Joseph Heller. There is a war in the background, but it is really incidental to the story. It's really a book about people and how they relate to each other. But like I said, it's not very serious, so you don't really get caught up in worrying if they're going to win or to survive because it doesn't seem to matter that much. Unfortunately, the lack of seriousness makes it hard to be affected by the tragic moments because you can't just switch moods like that.
I found this one easier to read than the first book in the series, which really seemed to drag. Not a lot happens in either book, and I can't say I highly recommend the series, but if you are sick of the same old thing in fantasy, you might want to try this for a change of pace.

The Myth of 1648: Class, Geopolitics, and the Making of Modern International Relations

The Myth of 1648: Class, Geopolitics, and the Making of Modern International Relations
Benno Teschke | 2009-10-13 00:00:00 | Verso | 308 | Europe
Winner of the 2003 Isaac and Tamara Deutscher Memorial Prize, a fresh reinterpretation of the origins of modern international relations. The Treaty of Westphalia in 1648 is widely interpreted as the foundation of modern international relations. Benno Teschke exposes this as a myth. In the process he provides a fresh re-interpretation of the making of modern international relations from the eighth to the eighteenth century.

Inspired by the groundbreaking historical work of Robert Brenner, Teschke argues that social property relations provide the key to unlocking the changing meaning of 'international' across the medieval, early modern, and modern periods. He traces how the long-term interaction of class conflict, economic development, and international rivalry effected the formation of the modern system of states. Yet instead of identifying a breakthrough to interstate modernity in the so-called 'long sixteenth century' or in the period of intensified geopolitical competition during the seventeenth century, Teschke shows that geopolitics remained governed by dynastic and absolutist political communities, rooted in feudal property regimes.

The Myth of 1648
argues that the onset of specifically modern international relations only began with the conjunction of the rise of capitalism and modern state-formation in England. Thereafter, the English model caused the restructuring of the old regimes of the Continent. This was a long-term process of socially uneven development, not completed until World War I.

The Rietveld Method (International Union of Crystallography Monographs on Crystallography)

The Rietveld Method (International Union of Crystallography Monographs on Crystallography)
R. A. Young | 1995-03-02 00:00:00 | Oxford University Press, USA | 312 | Engineering
A powerful and relatively new method for extracting detailed crystal structural information from X-ray and neutron powder diffraction data, the Rietveld method attracts a great deal of interest from researchers in physics, chemistry, materials science, and crystallography. Now available in paperback, this book comprises chapters from international researchers on all aspects of this important technique. It will be of great interest to all researchers in the fields, as well as graduate students seeking a solid introduction and comprehensive survey.
Reviews
Professor Young's must be congratulated for having made a great effort in putting together an up-to-date book on the Rietveld Method. The books gives a rather comprehensive overview of the underlying principles of this very important technique of powder diffraction. It may be quite useful for the uninitiated scientist in this exciting field. Hence, the book should be considered an 101 level course in Rietveld Analysis. Although, each chapter is rigorously written and all the chapter arranged in a systematic fashion, the book simply lacks "case studies" in the step by step application of the technique. Therefore, only a 3 star rating given. Most of the "newcomer" suffer from the lack of guides on how to perform Rietveld refinements and resources in this area is extremely scarce. To sum up, those who wish to have an idea on what the Rietveld method is all about and what it can do for you, this book would most certainly be a valuable reference (especially references cited therein would come in very handy!).

Mr. Mob: The Life and Crimes of Moe Dalitz

Mr. Mob: The Life and Crimes of Moe Dalitz
Michael Newton | 2009-04-13 00:00:00 | McFarland | 328 | Criminals
Morris "Moe" Dalitz was America's most secretive and most successful mobster. As a major architect of the United States' national crime syndicate, Dalitz was active in various fields of organized crime from 1918 until his death, all while spinning a web of myth and mock-respectability around himself so dense that decades after his demise, most mistake the legend for reality. From Prohibition-era bootlegging to the Reagan years, no other individual was present at so many pivotal events in gangland history. It's impossible to fully understand the modern Mob without knowing about Dalitz, his career, and the cunning publicity campaign that transformed his image from thug to that of a revered philanthropist. This exhaustive biography tells the story of Dalitz's life and the syndicate that he and like-minded individuals built from scratch.
Reviews
Although I would be very interested in reading this book, I will not buy it as I feel it is over-priced for a paperback edition.

In my opinion, for the $40.00 price, you should at least get a hardback edition.

I think even the late Moe Dalitz would probably agree that he is being overpriced. But, if the book sell well at that price then the publisher made the right decision.
Reviews
I just finished this book, and I found it fascinating. The research is extensive--and well-documented. I don't understand the previous reviewer's vague comment about a mistake between pages 1-38. It's American and European history! Maybe if he had spelled it out, it might make more sense, but he seemed to be too busy complaining about the lousy binding. He should have called the publisher and got a new copy.

As far as I can tell, this is the only book completely about Moe Dalitz. There are bits and pieces about Dalitz in various books about the early days of the Mob, as well as ones on the building of Las Vegas. I thought the author did a thorough job of chronicling Dalitz's life and his pivotal role in Mob history. The reader is left to draw his own conclusions about how much influence Dalitz had--which I found was A LOT. If you're interested in the early days of the Mob and Vegas, this is the book for you.

Reviews
I received this very expensive paperback book very quickly after placing the order. I got as far as page 51 when the pages started pouring out of the very bad binding. It's a complete shambles and pretty impossible to read without taking the pages one by one and adding them to a binder clip.

I have no idea why this book is so costly-- over $40. Add to that a pretty bad inaccuracy found between pages 1 - and 38 and I'd say this is not a very satisfying read. Perhaps it gets better in a copy where the pages don't fall out of a brand new book.

Human Reliability Assessment Theory and Practice

Human Reliability Assessment Theory and Practice
Anthony J. Spurgin | 2009-10-08 00:00:00 | CRC Press | 304 | Engineering

A continually evolving discipline, Human Reliability Assessment (HRA) has elements of controversy from the definition of terms to the application of appropriate methods for the representation of human failure probability. The idea that human error is a random event is falling out of favor and the concept that humans can be set up to fail or succeed depending on context is gaining credibility. An in-depth exploration of current theories, Human Reliability Assessment Theory and Practice demonstrates how to model, change, and apply new approaches to a number of different high-risk industries.

The book covers data and data sources, choice of methods, training of individuals, use of simulators for HRA purposes, and the relationship between psychology, human factors, accident analyses, and human reliability. Author Anthony Spurgin has been in the forefront of HRA development for the past 20 years and has contributed to developing Human Reliability methods and tools that have been applied to the enhancement of nuclear power plant and space vehicle safety. He explores reactor performance and the demands it makes on operators to ensure plant safety. He also covers the roles of plant management in the decision-making applied to both design and operation. The book includes a number of accident studies that illustrate the key roles of operators and managers in accident mitigation and control.

The heart of HRA will always be to find creative ways of helping designers, management, operators, and authorities increase the safety and profitability of technological systems. Drawing on his personal experience, Spurgin reviews HRA from the viewpoint of the operator. The book uses examples from the nuclear industry, always on the forefront of safety, and translates how to apply the concepts to other high risk industries.

Reviews
This book is an excellent description of HRA including its evolution and the current tools and methods that are used in HRA community today. Pros and cons of each method are discussed. The case studies described in the book are very informative and shows how HRA can be applied to prevent accidents or mitigate accidents. One concern that I have is the issue of reproducability,.i.e., can two qualfied analysts or team of analysts produce the same results or be able to reconcile differences if they exist. This issue underscores the importance of peer review by qualified SMEs. In general, peer review is important in the field of probabilistic risk assessment.
Reviews
Review of Human Reliability Assessment: Theory and Practice by Anthony J. Spurgin

This is a well-written, concise book that provides a very informative and insightful treatment of Human Reliability Assessment (HRA). I would recommend it to anyone who is responsible for design, operation, and management of complex systems. At the heart of the book is a review of some of the catastrophic accidents that have occurred in various industries, such as the Three Mile Island and Chernobyl nuclear plants, the Bhopal chemical plant, and the Space Shuttle illustrating how plant conditions, training, procedures, or management decisions led the human operators to perform unsafe acts. These same events are then re-examined through an application of an HRA to demonstrate how HRA methods can be applied to prevent or reduce the likelihood of such catastrophic events.

Verification Techniques for System-Level Design (Systems on Silicon) (Systems on Silicon)

Verification Techniques for System-Level Design (Systems on Silicon) (Systems on Silicon)
| 2007-10-23 00:00:00 | | 0 | Miscellaneous

This book will explain how to verify SoC logic designs using `formal` and `semi-formal` verification techniques. The critical issue to be addressed is whether the functionality of the design is the one that the designers intended. Simulation has been used for checking the correctness of SoC designs (as in `functional` verification), but many subtle design errors cannot be caught by simulation. Recently, formal verification, giving mathematical proof of the correctness of designs, has been getting much more attention. So far, most of the books on formal verification target the register transfer level (RTL) or lower levels of design. For higher design productivity, it is essential to debug designs as early as possible. That is, designs should be completely verified at very abstracted design levels (higher than RTL). This book covers all aspects of high-level formal and semi-formal verification techniques for system level designs.

. First book that covers all aspects of formal and semi-formal, high-level (higher than RTL) design verification targeting SoC designs.
. Formal verification of high-level designs (RTL or higher).
. Verification techniques are discussed with associated system-level design methodology.

Gorbachev

Gorbachev
Mikhail Gorbachev | 1999-11-15 00:00:00 | Columbia University Press | 300 | Economics
Here is the whole sweep of the Soviet experiment and experience as told by its last steward. Drawing on his own experience, rich archival material, and a keen sense of history and politics, Mikhail Gorbachev speaks his mind on a range of subjects concerning Russia´s past, present, and future place in the world. Here is Gorbachev on the October Revolution, Gorbachev on the Cold War, and Gorbachev on key figures such as Lenin, Stalin, and Yeltsin. The book begins with a look back at 1917. While noting that tsarist Russia was not as backward as it is often portrayed, Gorbachev argues that the Bolshevik Revolution was inevitable and that it did much to modernize Russia. He strongly argues that the Soviet Union had a positive influence on social policy in the West, while maintaining that the development of socialism was cut short by Stalinist totalitarianism. In the next section, Gorbachev considers the fall of the USSR. What were the goals of perestroika? How did such a vast superpower disintegrate so quickly? From the awakening of ethnic tensions, to the inability of democrats to unite, to his own attempts to reform but preserve the union, Gorbachev retraces those fateful days and explains the origins of Russia´s present crisis. But Gorbachev does not just train his critical eye on the past. He lays out a blueprint for where Russia needs to go in the next century, suggesting ways to strengthen the federation and achieve meaningful economic and political reforms. In the final section of the book, Gorbachev examines the "new thinking" in foreign policy that helped to end the Cold War and shows how such approaches could help resolve a range of current crises, including NATO expansion, the role of the UN, the fate of nuclear weapons, and environmental problems. Gorbachev: On My Country and the World reveals the unique vision of a man who was a powerful actor on the world stage and remains a keen observer of Russia´s experience in the twentieth century.

Passive and active structural vibration control in civil engineering

Passive and active structural vibration control in civil engineering
T.T.Soong, M.C.Costantinou | 1994-01-01 00:00:00 | Springer | 1 | Civil Engineering
In structural engineering, one of the constant challenges is to find new and better means of designing new structures or strengthening existing ones so that they, together with their occupants and contents, can be better protected from the damaging effects of destructive environmental forces such as wind, wave loads, and earthquakes. As a result, new and innovative concepts of structural protection have been advanced and are at various stages of development. Structural protective systems can be divided into three groups as shown in Table I. The technique of seismic isolation is now widely used in many parts of the world. A seismic isolation system is typically placed at the foundation of a structure which, by means of its flexibility and energy absorption capability, partially absorbs and partially reflects some of the earthquake input energy before it is transmitted to the structure. The net effect is a reduction of energy dissipation demand on the structural system, resulting in an increase in its survivability.
